Unhurried stays
All stays have a 30-night minimum, within a rolling 24-month booking window. Longer summer stays are encouraged. Woodland’s first arrival date is December 1, 2026. Fernwood is coming December 2026, with rates and confirmed dates to be released.
Residence rates
Woodland is $2,200 per night May–September and $1,600 per night October–April. A stay crossing seasons is calculated night by night; the departure date is not charged. Biweekly housekeeping is included. No separate cleaning fee is added to the residence estimate. Applicable tax treatment and the final total will be confirmed in your written quote before you commit.
A personal welcome
Every inquiry is shared with the property owner and Andrew Jenkins, his son and stay coordinator, for personal review. We’ll arrange a phone conversation before approval, then send a rental agreement and secure payment instructions. Sending an inquiry does not hold dates or confirm a reservation. We do not request government ID uploads.
Payments
After approval and a signed agreement, a 25% reservation deposit is due. The remaining 75% is due 60 days before arrival. For reservations made within 60 days of arrival, the full rent is due at booking. ACH bank payment is preferred; any alternative is arranged personally.
A separate $10,000 refundable security deposit is due 14 days before arrival. For both homes together, the combined rent is reduced by 10% and the refundable security deposit is $20,000. The same payment schedule applies, with one coordinated agreement.
House rules & cancellations
Pet requests, boat arrangements, vehicles and other needs are discussed before approval. House rules, arrival and departure times, cancellation terms and security-deposit return terms will be supplied in the rental agreement before payment. Please share any special requirements in your inquiry.
Your privacy
We collect your contact details and stay preferences to respond to your inquiry and arrange your stay. Your information is kept in the private inquiry system and may be processed by the service providers used for hosting, communication, agreements and payments. We do not publish guest names, private addresses, or the reasons dates are unavailable.
We use email for inquiry updates. You may also contact Andrew by phone. We do not send automated text messages. No bank details or identification documents should be submitted through the inquiry form.
